This method can be applied with limited funds and low capital investment, as it is easy to acquire BTL finance.
B2SA is a relatively new approach to BTL, with higher monthly rental income and hassle-free management. It will require up-front furnishing, staging, maintenance and marketing costs etc.
Essentially, in B2SA the property must be located in the right area to attract short-term lets or high nightly rates, through portals such as AirBnB and Booking.com. The property is then rented to guests rather than tenants, similar to hotel rooms. This generates substantially higher monthly cashflow and future benefits from capital appreciation.

Once we receive your reservation text, one of our team will hop on a call to run you through the property details, ROI / ROCE figures etc. This will allow us to fully discussed the investment opportunity and answer any additional questions that you might have, to ensure you are comfortable to proceed.
We will then send you over the relevant documentation and agreements to review and sign, including the Reservation Form, Terms Of Sale Agreement, a binding Non-Disclosure Agreement (NDA) and an invoice for the finder's fee.
The investment deal is not secured until all relevant parts and documentation are signed and in place. Our opportunities go fast, so please make sure you don’t delay this step.
Once we received the signed documentation and payment, the investment deal is reserved.
We will then conduct standard identification, proof and source of funds checks within 24 hours.
We will then arrange a conference call to present the investor pack and disclose full property due diligence, including details of the seller or their conveyancing team.
We then provide the selling agents or vendor's team the required information of the buyer. The property is then marked Sold Subject To Contract (SSTC). The purchasing process begins as standard.
We then allow the necessary communication to formalize between the investor and agent or the vendor's representative.
We are on hand to assist with any issues which may arise throughout the sale process up to completion.

The sooner this concludes, the sooner you start earning from your investment.
We allow our clients a 14-day cooling-off period, to allow them to conduct their own due diligence and research. Within the 14-day period, the investor can request a full refund of the finder's fee.
